Almost never. Nearly all of our work happens outside the home or in the crawl space, and the vast majority of customers stay in the house throughout. Interior piers are occasionally required, in which case we tell you upfront exactly which rooms are affected and for how long.

Exterior piers require excavating a hole at each pier location, typically along the perimeter of the foundation. We remove and set aside plants where we can, backfill and compact the soil when the work is done, and return the grade to where we found it. Some lawn recovery time is normal, but we do not leave your yard in pieces.

Usually not. Standard Texas homeowners policies exclude damage from earth movement, which is what soil shrink-swell is. There are exceptions, most often when a plumbing leak under the slab caused the movement, and that can be worth pursuing. We are happy to document what we find so you can take it to your carrier, though we cannot promise how they will rule.

It can, and this matters. Lifting a slab moves the pipes cast into and beneath it. Older cast iron that was already corroded sometimes fails during or after a lift. We recommend a post-repair hydrostatic plumbing test on older homes so any problem is found immediately rather than discovered as a slow leak months later.

If poor drainage is what caused the movement, fixing the foundation alone treats the symptom and the problem returns. In most cases the right sequence is to stabilize the structure and correct the drainage as part of the same project. During your evaluation we tell you honestly whether drainage is a contributing factor at your property.

We work year-round and there is no season in which repairs are unsafe or ineffective. Late summer and early fall, when North Texas clay is at its driest and most contracted, often give the clearest picture of how far a home has actually settled. That said, waiting for a particular season while damage progresses costs more than it saves.

Most DFW municipalities require a permit for structural foundation repair, and many require an engineer's report as well. We handle permitting as part of the job and pull whatever the city in question requires. You do not have to navigate that process yourself.

Yes. Some cities require an independent engineer's plan before permitting a repair, and some homeowners simply want a third-party opinion. We work with licensed structural engineers routinely and can coordinate that report. An engineer working for you, not for us, is a reasonable thing to want on a large repair.

Yes, and we are asked to do it fairly often. We evaluate the existing piers, determine whether they were installed to an adequate depth, and tell you what can be salvaged versus what needs redoing. Prior work by another contractor does not disqualify a home from our warranty on the work we perform.

Ask for proof of liability insurance, ask whether the crews are employees or day labor, ask what the warranty actually covers and whether it transfers, and get the scope in writing with the pier count and depth specified. Be cautious with any company that quotes a price over the phone without measuring your home, or that pressures you to sign the same day.
