Slab Foundation Leveling

Slab leveling is priced by the number of piers your home needs and how deep they must be driven to reach stable soil, not by square footage. A localized repair on one corner is a very different job from stabilizing an entire side of a house. We measure elevations across your floor first, then give you a written pier count and price.

Pressed concrete pilings are hydraulically driven cylinders that use the weight of the structure to reach load-bearing strata, and they are the right choice for most North Texas homes. Steel piers can be driven deeper and are used where soil conditions demand more depth or where load requirements are higher. We recommend based on what your soil report and elevation readings show, not on what we would rather sell.

Deep enough to bypass the active clay layer and reach soil that does not change volume with the seasons. In North Texas that is commonly in the range of ten to twenty feet, though it varies significantly by location. Piers driven only a few feet down sit in the same moving clay that caused the problem and will fail.

Most of them will close substantially, and many close completely. We are honest about this: the goal of a lift is structural stability, and cosmetic closure is a welcome side effect rather than a guarantee. Some drywall and paint touch-up after the lift is normal, and we tell you to expect it rather than pretending otherwise.

We recover as much elevation as the structure can safely take. Pushing an old, settled home all the way back to dead level can crack brick, break windows, and damage plumbing. An experienced crew lifts to the maximum safe recovery point and stops there, which is usually very close to level and always better than forcing it.

Most residential slab leveling jobs are completed in one to three days. The crew excavates pier locations, drives the piers, performs the lift with a synchronized hydraulic system, then backfills and cleans up. You can normally stay in the home throughout.

Exterior piers require digging at each location along the perimeter, so some disruption is unavoidable. We remove and set aside plants where possible, protect what we can, and backfill and compact when we finish. Lawn recovery takes a few weeks; we do not leave the yard torn up.

Stair-step cracks following the mortar joints are one of the clearest exterior indicators of slab movement, particularly when they widen toward the top. Combined with sticking doors or interior drywall cracks, they strongly suggest active settlement. Hairline vertical cracks alone are often just mortar shrinkage and are far less concerning.

On older homes, yes. Lifting a slab moves the pipes beneath it, and cast iron that was already corroded can fail during or shortly after the lift. A hydrostatic test right after the repair catches any problem immediately instead of letting a slow under-slab leak go unnoticed for months, which would start the settlement cycle over again.
