The Hidden Voids Destroying Concrete

Concrete is incredibly heavy, but it possesses very little tensile (bending) strength. When underground water flows improperly or when the intense Texas droughts shrink the clay, massive empty caverns form directly beneath your driveways, patios, and even your main foundation.

Without solid earth to rest upon, the heavy concrete is left suspended in mid-air over these voids. It is only a matter of time before the slab snaps under the weight of a car or its own mass, creating dangerous tripping hazards and severely damaging your property value.

Stop the Cracking Before You Replace It

Tearing out and pouring a new driveway costs thousands of dollars. If you catch a sinking slab early while the concrete is still relatively intact, A+ Foundation Repair can pressure-grout and lift it back into place for a fraction of the cost of replacement.

"The front corner of our driveway had sunk almost three inches, creating a massive ledge. The A+ team drilled a few small holes, pumped their grout, and literally watched the driveway rise back to perfect level in under an hour. Amazing work!"

- David R., McKinney TX

The A+ Pressure Grouting Process

Pressure grouting (also known as mudjacking or slabjacking) is the science of pumping a specialized, fluid cementitious slurry beneath a sunken slab. We drill small, inconspicuous holes in the sunken concrete. High-pressure pumps then force the liquid grout deep underground. The liquid seeks out every microscopic void and cavern, filling them completely. Once the voids are full, the pressure builds and safely lifts the heavy concrete perfectly flush. Once cured, the grout acts as a permanent, rock-solid sub-base.

Perfect Applications for Grouting:

  • Sinking or severely unlevel driveways
  • Sloping backyard patios or pool decks
  • Dangerous trip hazards on public sidewalks
  • Filling plumbing voids left after under-slab leak repair
  • Stabilizing loose soil prior to foundation piering

Protecting Your Property Value

A driveway with massive cracks or two-inch tripping hazards is an immediate eyesore that deters potential buyers. By utilizing A+ Foundation Repair to pressure grout and level your flatwork, you restore the absolute pristine curb appeal of your home rapidly and affordably, maintaining your property value and preventing safety liabilities.

Pressure Grouting: Frequently Asked Questions

Straight answers about pressure grouting — method, cost drivers, timelines, and what to expect afterward.

What is pressure grouting?

Pressure grouting, sometimes called mudjacking or slab jacking, injects a cementitious slurry under a concrete slab through small ports. The grout fills voids in the soil beneath and, as pressure builds, lifts the slab back to its intended elevation. It is used for driveways, patios, walkways, and some foundation applications.

How is pressure grouting different from piering?

Piering transfers a structure's weight down to deep, stable soil and is the correct method for lifting a house. Pressure grouting fills voids and lifts concrete from directly underneath, which is ideal for flatwork and for filling cavities but is not a substitute for piers on a settling home. We recommend based on what the structure needs.

How long does pressure grouting take?

Most residential grouting jobs are completed in a single day, sometimes in a few hours. It is one of the least disruptive repairs we offer.

When can I use my driveway again?

Usually within about 24 hours for vehicle traffic, and often sooner for foot traffic. We give you a specific time based on the grout mix used and the conditions on the day.

How much does pressure grouting cost?

It is typically a fraction of the cost of demolishing and repouring the same concrete, which is the main reason homeowners choose it. Price depends on the area being lifted, how much void has to be filled, and how far the slab has dropped.

Will the holes be visible afterward?

The injection ports are small and we patch them when we finish. They remain faintly visible on close inspection, as any patch in concrete would be, but they are far less noticeable than the trip hazard and uneven surface they replace.

Is pressure grouting a permanent fix?

It permanently fills the voids that exist today. If the underlying cause is ongoing, such as an active leak washing out soil or persistently poor drainage, that cause has to be corrected too or new voids will form. We identify the cause during evaluation rather than just filling and leaving.

Can you grout under a slab foundation, not just a driveway?

Yes, in the right circumstances. Void filling beneath a foundation is a legitimate application, particularly where soil has washed out and left the slab unsupported. Whether grouting alone is appropriate, or whether piers are also needed, depends on how much elevation has been lost and why.

What causes voids under concrete in the first place?

Most often soil shrinkage during drought, erosion from water moving under the slab, poor compaction when the site was originally prepared, or a plumbing leak washing material away. The pattern of the voids usually points to which one is responsible.

Is grouting messy?

Far less than replacement. There is no demolition, no removal of broken concrete, and no waiting for a new pour to cure. We clean the work area before we leave.
